Step 3: Construction Drawings
 
Modern Design and Oadbe take a strong role in this phase to coordinate all engineering systems to ensure they operate properly for an optometric office.  Our fee proposal includes the fees for the following:  consulting engineers, facilitation of the work and reviews.
  • Complete package of Oadbe’s Interior and Modern Design exterior drawings.
  • Rob Stensland is a licensed architect in several states and will review and seal all designs and drawings, including all revisions required of the drawing package.
  • Registered Civil Engineer will review and stamp drawings confirming storm water management, parking lot layout, building site confirmation.  The CE will obtain the seal for the City’s approval.
  • If future soil tests are required, the cost of this process will be treated as an extra expense outside the quoted fee.  We do NOT expect this will be necessary.
  • Registered state structural engineer IS RESPONSIBLE FOR foundation design, interior structural design, coordinating with named design engineer.
  • Registered state engineer will provide services confirmation for transformer sizing, riser diagram of service, circuiting drawing, any energy saving calculations required by the City, and coordinating Oadbe’s drawings with the prepared set.
  • Registered mechanical engineer – plumbing drawings and sizing of all waste lines, vents and under slab roughins.  Coordinate Oadbe’s drawings for hot and cold water supply systems.
  • Registered mechanical engineer – HVAC System design and stamped.  Sizing of distribution and return air system, HVAC Unit Specs., thermostat locations.  Oadbe takes a strong role here to ensure a proper operating system for an optometric building.
  • Landscape architect – we will consult with you on the selection of a landscape architect, if desired.
