In our experience of working with optometrists across the nation, we have found that open communication helps facilitate the design and building processes. We have outlined for you in detail the steps we will take to get your project off the ground and completed within your budget and timeline.

Choosing a Project Manager / Contractor |

 A key component that will influence your project from start to finish will be the selection of an individual or company to serve as your representative (i.e., construction manager, contractor, developer) who will work with Oadbe/Modern Design throughout the design and construction phases of the project.
It is recommended that you identify two to three candidates that you are comfortable working with in case your first choice isn’t available. Selection criteria for this representative should be based on a variety of factors including, but not limited to:
• Experience
• Quality of work
• Financial ability to work on this project
• Overall budget
If Modern Design is asked to act as the construction/project manager, there will be an additional fee associated with that service, and a separate contract will be drafted.

Establishing a Budget

 Once the representative is chosen, Modern Design and Oadbe will partner with that company or individual to determine a budget and to estimate the cost of the project, as the design process provides.
To establish a value with the representative, Modern Design/Oadbe will provide you with:
• conceptual design drawings
• RFP
• complete set of comp drawings for comparison
Once the budget and guaranteed maximum price have been established, Oadbe/Modern Design turn over the project to the owner’s identified representative.
At the end of this process, you will know how much money is needed to proceed with the project, and then can make a determination on whether to proceed or not. If you choose to build the project, at this point you will hire the project manager and determine a final budget for the project.
